5 Steps to a Home That’s Ready to Sell – Part IV

Cleaning, decluttering and getting the outside of your home and property looking great is hard work. Selling your home and disconnecting emotionally from it can be emotionally exhausting. Especially the longer you have spent in a home. The more years you’ve spent in a home the more memories it feels you will be leaving behind. Perhaps there are marks on a wall, closet or door frame where you’ve marked the changing hight of your children. Scuffs and nicks in the walls and floor that you are covering up from kids or loved pets that at the moment they were created (the scuffs and nicks of course) angered you are now a reminder of all the joy of being together in a place….

Your home is not the wood and plaster that currently surround you. It is the loved ones you share life with. You will carry the memories you’ve built together to new wood and plaster and build new wonderful memories there.

Soon you will be getting a Comparative Market Analysis from your Realtor® and begin to decide what the market value of your home and ultimately what list price you will set for your home when it goes on the market. The memories and time you have built in your home add emotional value to you and your family. Unfortunately they do not add any monetary value to potential buyers. Disconnecting and saying goodbye to your wood and plaster helps when analyzing the hard data of what your home will be worth in the market you are in.

Two things that I find helpful to disconnect emotionally from the real data of your homes market value are to begin searching for a new home. Start dreaming and searching for where you are going next! If you are not purchasing a home in the same city or neighborhood you are currently in, go ahead and spend a little time searching your current neighborhood as if you were a buyer looking for homes like your current home. Looking at your home and homes like yours in your area will help you see from the buyers perspective and help disconnect from the emotions of selling your home.

You’ll hear this before too long, your home is only worth what a buyer is willing to pay and what you are willing to sell for. Those two conflicting realities have to come close together for a home to sell. Your Realtor® will guide you through the process of analyzing the hard data and coming to a great listing price to sell your home in a timely manner. Preparing emotionally will help you get to a price to sell your home and get you on to making new memories in your new wood and plaster sooner than later.
