The memories and time you have built in your home add emotional value to you and your family. Unfortunately they do not add any monetary value to potential buyers. Two things that I find helpful to disconnect emotionally from the real data of your homes market value are to begin searching for a new home. Start dreaming and searching for where you are going next! If you are not purchasing a home in the same city or neighborhood you are currently in, go ahead and spend a little time searching your current neighborhood as if you were a buyer looking for homes like your current home. Looking at your home and homes like yours in your area will help you see from the buyers perspective and help disconnect from the emotions of selling your home.
You’ll hear this before too long, your home is only worth what a buyer is willing to pay and what you are willing to sell for. Those two conflicting realities have to come close together for a home to sell.
